Relax in the cosy lounge with streaming services available on the Smart TV, or unwind by the ethanol fireplace. Fast NBN wifi keeps you connected. The home offers two queen bedrooms with electric blankets, blackout blinds, and TVs. A third single bedroom suits young travellers or extra guests. All linen and toiletries are provided with a professional touch. Bathrooms feature walk-in showers, heated towel rails, and IXLtastic fan heaters. An extra powder room is available downstairs. There is a washing machine and trough with outdoor clothesline or an indoor drying rack. Enjoy the private sunny private courtyard with seating and umbrella. Tourist guides, maps, and MONA ferry details are also on hand. Please note: The home accommodates a maximum of 5 registered guests. No additional visitors or events are permitted. For your safety, there’s a security doorbell camera at the entrance.

* House Rules – Please Read Before Booking - The home is strictly for a maximum of 5 guests, including infants. - One infant per booking is allowed. A portacot is available on request. Babies count toward the total guest number. - No parties or events under any circumstances. - Quiet hours: from 10PM to 7AM. - No smoking, vaping, or loud music inside or outside. - No commercial photography without prior approval. - No pets allowed. - Only guests listed in the original booking may be onsite. Extra guests must be approved by the host. * Security & Property Care: - An Airbnb-approved doorbell camera monitors the front porch for security. - Towels and face washers stained with makeup, tanning products, or dyes may incur additional cleaning charges. - Smart TV (in the living room) is available. If you log into personal streaming accounts (e.g., Netflix), please log out before checking out to protect your privacy. * Heated Towel Rails: - The heated towel rails are on a timer (6–10 AM & 6–10 PM). Please do not adjust or bypass the settings, as the system is not built to run continuously. * Check out: Please kindly throw trash away before your check-out. Recycling (bottles/boxes/wrapping/ should go into the recycling bin inside the garage, first bin to right of car entrance. Strict - Full refund given if a guest cancels more than 14 days before their scheduled arrival date. If 14 days or less notice is given, the host retains 50% of the booking fee. If 7 days or less notice is given, the host retains the full booking fee.

We are Hobart natives, and as a retired teacher/counsellor and accountant, we currently devote our time to two labradoodles, our garden, and creating a great guest experience in the apartment we called home for 5 years.
