The creation of Solace takes inspiration from the natural landscape of the property, using colours that are seen during the four seasons of the wheatbelt landscape combined with a natural material palette. The property sleeps 4 people, with a queen bedroom and a comfy bunk for the little people who come to stay. All linen is supplied so you just need to pack an overnight bag and bring yourself. The kitchen is well equipped, with fridge, coffee machine, and small gas cooktop for those lazy breakfast cook ups. There is a BBQ and dining area on the deck and fire pit for enjoying cooking over an open flame on the cooler days and evenings. We encourage the outdoors and disconnection from technology. You are free to wander the property, along creeklines and bushlands. If the weather is not great then we have provided a collection of children’s books and games for them to enjoy. Likewise, we have provided a collection of books for those adults who would prefer to curl up in bed and get lost in a book. The deck is the best place we believe especially when the weather is good, the skies are clear and all you can hear is the silence of nature. It’s the perfect spot for afternoon refreshments or star gazing on the dark clear nights we experience in the Avon Valley.

Pets are not allowed

Guests and visitors The maximum number of guests is four and this number must not be exceeded at any time during your stay. At the time of booking, the full names of all guests staying must be provided. There are to be no extra guests at the property during your stay. If extra guests are found to be on the property an extra charge may be imposed at our discretion. There is to be no parties or functions to be held at the property. We your hosts live on the property and expect our guests to be enjoying the peace and quiet like we do. There is to be NO SMOKING In or around the property during your stay. If guests are found smoking in the property, then a $200 cleaning fee will be imposed. Pets There are to be NO pets at any time on the property. If pets are found on the property guests will be asked to leave and a $200 cleaning fee will be charged. Your Stay Please be respectful of the property, inside and out. The process of creating the property and collecting pieces for our guests to enjoy has been considered. If anything is broken or damaged, regardless of accidental or otherwise it is to be reported to us immediately so we can rectify and replace. A fee may be charged to fix or replace damage, and this will be done at our discretion. Guests must not remove any furniture or other items from the property upon departure. If any items are missing after your departure, we may charge you a reasonable fee for the replacement of items. Please look after your entry key. If it is lost during your stay, then please contact us immediately. The Property There is a dam located on the property. There is to be NO swimming, diving, fishing or any aquatic activities of any kind are permitted in the dams present on the property. Noise Guests are asked to respect the fact that we as your hosts reside on the property. Please keep noise to minimum after 10pm. Commercial activities No commercial activities of any kind (including, but not limited to, photoshoots and video shoots) are permitted at Solace Jam Tree Hill unless written consent has been granted by us prior to booking.

Moderate - Full refund given if a guest cancels more than 5 days before their scheduled arrival date. If 5 days or less notice is given, the host retains 50% of the full booking fee. If 24 hours or less notice is given, the host retains the full booking fee.

Jam Tree Hill is hosted by Mel & David Welsh, who have owned the small rural property for nearly 8 years. When it came into our hands, it was simply rolling paddocks, bushland, creeks and stunning views of the surround Avon Valley. Since that time we hosted many friends and family who like us love the open space and views, so we made a plan to build a short term accomodation space so we could share with others to beautiful landscape and quietness.
