The home features two spacious bedrooms, one with a cozy queen-size bed and the other with two single beds. Both rooms are equipped with blackout blinds for restful sleep and ample storage. Two modern bathrooms, one with a shower and bathtub and the other with a shower, cater to all your needs. A white noise machine in the master bedroom adds an extra touch of comfort for peaceful nights.

HOUSE RULES * Check-in: After 3:00 pm * Checkout: 10:00 am * No smoking * No parties or events *Pets are allowed (special requirements are in place for this. Please refer to the additional rules below). * The home can accommodate up to 6 guests with the double-sized Murphy bed in the living room. This is upon request with a fee of $140. Please let us know upon booking if this option is required. CANCELLATION POLICIES: * No refund if booked within 30 days of check-in. * Full refund if canceled within 7 days of booking (unless within 30 days of check-in). * 50% refund (plus cleaning fee) if canceled after 7 days from booking (not applicable if within 30 days of check-in). * No refund if canceled within 48 hours of check-in. ADDITIONAL RULES *As per the Short Term Legislation Act 2020 NSW, all guests are required to obey these rules. For extra guests/day visitors, we must be informed for liability purposes. *In compliance with applicable legislation, we are required to enter a Short Term Rental Agreement with Guests upon booking. We are also transitioning from collecting a Security Deposit and will now be using a Pre-Authority form to hold as a form of security for your stay. *This strictly is a no-party property. We do not allow parties/events of any sort. The maximum amount of guests allowed to sleep in this property is SIX people, however, we do allow day visitors of up to THREE people. No more than a maximum of NINE people are allowed in the property at any given time. *Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. *This home is a strictly no-smoking property. If any of our cleaners find any form of cigarette ash, butts or smell cigarettes in the home, we could issue a $500 fine. *This is a domestic residence and we love our neighbours. We do not allow loitering out the front of the building or in the common areas. Please respect our home and neighbours. We ask for minimal noise in the common areas, especially after 9 pm. *STRA Rules - By booking this home you automatically agree to all the STRA terms and conditions that are applicable to guests. You also agree that if you do break any of the house rules you will be asked to leave and no refund of the unused nightly rates will be returned. * Pets - We are a pet-friendly property. We ask all our guests to contact us for approval of pets before booking and include your request in the reservation form as there is a pet fee of $110 per stay to cover the cost of extra cleaning and disinfection. Please do not allow your pets to do on the furniture. *Check-in/Check-out - We cannot stress enough the importance of checking out on time. Our regular check-in time is after 3 pm and check-out time is before to 10 am. If you wish to have an earlier check-in or later check-out, please reach out to us first. Please note, there may be a charge. *Changing of Dates Terms & Conditions - Requests to change booking dates may only be accommodated if check-in is more than 1 month away. - This is subject to approval and we reserve the right to decline any requests. - Please note that there may be a surcharge to change the dates. - Any changes to bookings are subject to approval and we ask all guests to reach out to us first. THINGS TO KNOW *Check-in details will be sent either the night before checking in, or the morning of check-in for security reasons. *We only provide 1 set of keys for each stay. Ultra Strict - Full refund given if a guest cancels more than 30 days before their scheduled arrival date. If 30 days or less notice is given, the host retains 50% of the booking fee. If 14 days or less notice is given, the host retains the full booking fee.
