HOUSE RULES: *Check-in: After 3:00 pm *Checkout: 10:00 am *Not suitable for children and infants *No smoking allowed *No parties or events allowed *Pets are allowed (special requirements are in place for this. Please refer to the additional rules below) ADDITIONAL RULES: *As per the Short Term Legislation Act 2020 NSW, all guests are required to obey these rules. For extra guests/day visitors, we must be informed for liability purposes. *In compliance with applicable legislation, we are required to enter a Short Term Rental Agreement with Guests upon booking. We are also transitioning from collecting a Security Deposit and will now be using a Pre-Authority form to hold as a form of security for your stay. *This is a no-party property. We do not allow parties/events of any sort. The maximum amount of guests allowed to sleep in this property is TWO people. If you would like to have day visitors, please reach out to us first for approval. *Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. *This home is a strictly no-smoking property. If any of our cleaners find any form of cigarette ash, butts or smell cigarettes in the home, we could issue a $500 fine. *This is a domestic residence and we love our neighbours. We do not allow loitering or loud noise outside of the premises or inside of the premises. We ask for minimal noise especially after 9 pm. *STRA Rules - By booking this home you automatically agree to all the STRA terms and conditions that are applicable to guests. You also agree that if you do break any of the house rules you will be asked to leave and no refund of the unused nightly rates will be returned. *Check-in/Check-out - We cannot stress enough the importance of checking out on time. Our regular check-in time is after 3 pm and check-out time is before to 10 am. If you wish to have an earlier check-in or later check-out, please reach out to us first. Please note, there may be a charge. * Pets - We are a pet-friendly property. We ask all our guests to contact us for approval of pets before booking and include your request in the reservation form as there is a pet fee of $75 per stay to cover the cost of extra cleaning and disinfection. *There is an electric fence around the garden patch in front of the home. Please ensure that all pets are kept away from his area when outside. *All pets need to be kept on a leash at all times when outside. There is no fence on the property around the cottage and wildlife is common around the area that may wander onto the property, including other dogs. *Changing of Dates Terms & Conditions - Requests to change booking dates may only be accommodated if check-in is more than 1 month away. - This is subject to approval and we reserve the right to decline any requests. - Please note that there may be a surcharge to change the dates. - Any changes to bookings are subject to approval and we ask all guests to reach out to us first. THINGS TO KNOW: *Checkin details will be sent either the night before checking in, or the morning of check-in for security reasons. *We are a working farm, we have 8000 chickens that produce lovely eggs in a true free-range set up. If you want to know more about our little farm you can see us online at Kangaroo Valley Pastured Eggs! *Due to the recent reports of Foot and Mouth Disease, we ask all international guests to follow the Biosecurity Rules of the Government. This is usually indicated on your Visa details as part of the requirements. We love our farm animals and try to look after them as much as possible! * We only provide 1 set of keys for each stay. We do not have extra sets. *The cottage does not have a TV or wifi as we want to provide a relaxing off-the-grid experience! CANCELLATION POLICIES: * No refund if booked within 30 days of check-in. * Full refund if canceled within 7 days of booking (unless within 30 days of check-in). * 50% refund (plus cleaning fee) if canceled after 7 days from booking (not applicable if within 30 days of check-in). * No refund if canceled within 48 hours of check-in.
