1. Pets: - House-trained pets are welcome by request, and an additional $100 pet stay fee applies. Please discuss with us before making your booking. Your furry friends are part of the adventure, and we're here to accommodate their needs too. - Please note, pets are not allowed on soft furnishings or beds, and are not to be left unmonitored inside or outside the property for extended periods of time. 2. Gardening: due to our extensive garden areas, our gardening contractor must tend the property on a regular basis to maintain it. The gardeners attend on a Friday every 2 weeks, from 2 PM. 3. Long Stays (21+ nights): A mid-stay cleaning is required. We will notify you in advance. 4. Cleaning & Damages: Standard departure cleaning is covered. Excessive cleaning, rubbish removal, or damages may result in additional charges. 5. Keys & Lockouts: - Lost/unreturned keys: Up to $250 replacement fee. - Lockouts requiring a locksmith: Guest covers the cost. 6. Security Deposit (Pre-Auth Bond): Covers damages, excessive noise complaints, or disturbances to other guests. Fully refunded if the property is left in good condition. 7. Guest Verification: A simple process requiring: - Government-issued ID - Contact confirmation - Matching credit card (if needed) - Signed rental agreement 8. Deposit Policy: - Bookings 14+ days in advance: + 50% due 30 days before arrival + Remaining 50% due 14 days before check-in - Studio apartments: + 20% due 14 days before arrival + Balance due 5 days before check-in - Strong Farmers Estate: + $500 non-refundable deposit due within 24 hours + 50% due 60 days before arrival + Balance due 30 days before check-in - Bookings within 14 days of arrival: Full payment required at booking. 9. Cancellation Policy: - 31+ days before check-in: 100% refund (minus 3% admin fee). - 14-30 days before check-in: 50% refund (minus admin fees), full cleaning fee refunded. - Within 14 days: Only the cleaning fee is refunded. - Strong Farmers Estate: + $500 deposit is non-refundable. + 31+ days before check-in: 50% refund (minus deposit & 3% admin fee). + Within 30 days: Only the cleaning fee is refunded. 10. Other note: The lower-level bedroom is accessed via a steep, narrow staircase, not suitable for those with mobility concerns or bad knees.
